Cottage

Description

On a small knoll, facing south across the valley, sits The Rookery, covering over two acres of woodland broken by cultivated lawns and informal gardens. A wonderful place to explore, an island of tranquillity in a dales landscape. The original country house has long since gone leaving the stable block and courtyard which have been converted into an impressive dwelling.

A private drive crosses parkland meadow to an impressive arched entrance and flagged courtyard. Entrance to the house opens into a spacious, well-equipped kitchen that includes an Aga stove. To one side of the kitchen is a large dining room with formal dining table that seats 10 and wood-burning stove that leads through to the drawing room with a Victorian fireplace with wood-burning stove and period chandelier. Both rooms have beautiful cornice work, polished hardwood floors and large windows bathing the rooms in warm natural light.

Also off the kitchen is a utility room that leads into a games room with pool table, table football, dartboard, galley kitchen and bathroom. A corridor leads from the games room to the courtyard. From the dining room a wide and elegant staircase with open balustrades and polished rails rises to the main landing that serves five bedrooms, two shower rooms and a house bathroom. Two bedrooms have twin beds, one a double bed, one a king-size bed and the other a super king-size bed that can be split into twin beds if preferred. All bedrooms have large windows with views either over the courtyard to the far fells beyond or onto a rock terrace to the rear of the house and up the steep fell behind. One bathroom is en-suite to the king-size room, the other en-suite to the super king-size room but both are also accessible from the landing. The double room, with brass bedstead, was originally a kitchen for the ostler and still contains the original Victorian kitchen range. The ceilings upstairs are vaulted into the roof space with rafters, purlins and king posts exposed in various forms adding individual character to each room.

The scale and setting of the house along with its unique style enhanced by the retention of original features and enriched by period fittings, fine furnishings and soothing colours makes this an enchanting place to stay.

The Rookery offers very spacious accommodation, with woodland grounds and lawns that cannot be described as remote, in the true Dales tradition, but a perfect hideaway haven none the less.

We have been coming to the Rookery since 2012. We love this place. It is cosy, welcoming and totally relaxing. This year we took advantage of the aga and baked fresh bread, and made fresh cheese. It feels like coming home irs so welcoming, and waking up in a morning to the wonderful views outside the window is just stunning. We come at Easter and enjoy watching the lambs appear in the fields. Sue is very welcoming and nothing is too much trouble. There is so much to do in the surrounding areas and the pub a couple of miles down the road is lovely and worth a visit. We have already booked for next year.

What an amazing place for our family get-together. Huge house to accommodate 3 generations in 5 bedrooms, 4 bathrooms, 2 lounges and games room. Everything you would need in a wonderfully isolated location. Surprisingly warm with the Aga and real fires, electric blankets, deep filled duvets and comfy beds. Internet connection was poor; but to be honest, we saw that as a positive; facilitating more traditional family games and fun. Our enquiries were answered immediately, and want to thank or hosts wholeheartedly. Definitely a property to revisit.

We had an amazing stay at Rockery ! The property is beautifully situated, making for a unique and scenic experience. The kitchen was fully equipped with everything we needed, making it easy to prepare meals and enjoy time together Everything about the accommodation was perfect—clean, comfortable, and thoughtfully designed. Communication with the owner was excellent. We had an issue with the cold water on arrival, but the owner was responsive and had it sorted out right away, which we really appreciated. Amazing place Highly recommended! Overall, our stay was truly wonderful, and I highly recommend this place to anyone looking for a memorable and hassle-free vacation.

A Perfect Retreat in the Heart of the Yorkshire Dales ! We had the most wonderful stay at this beautiful house in the stunning Yorkshire Dales. From the moment we arrived, I felt completely at home. The house itself is charming, spacious with comfortable seating and lovely fireplaces, was the perfect spot to unwind after a day of exploring the breathtaking surroundings. If you’re looking for a tranquil escape in one of the most scenic parts of the UK, I can’t recommend this place highly enough. I’ll definitely be returning!

Went with our children of all ages for 10 days. The house is excellent. The size of the house with the grounds gave us the real holiday feeling. It had everything we needed, from all the basics up to a games room with a snooker table to provide hours of fun. Was spotlessly clean and Susan made us feel really welcome! Thank you

Thus is our 4th visit here, and we love it even more every time we visit! The children (and us) love playing hide and seek in and anround the house, it's like a mansion to them. The kitchen has everything you need for every meal possible, we even baked whilst here. Endless games of badminton in the courtyard with my sons. You could explore outside for hours too. The owners are super helpful and friendly. Spotless house. This house has a special place in our heart, I have 5 children and 4 have SEN needs, they are always calm and relax so much here. We wish we never had to leave! Thank you so much for a wonderful stay. Xxx

Third visit to the property. Excellent as always. The only thing that is less than perfect is the water pressure in the showers.

We stayed at the Rookery for a week for a breathwork retreat and it was perfect. The whole process from booking to checking out could not have been easier. Everything we needed was provided in the house including plenty of logs for cosy fires in November. The kitchen had everything we needed and more, including an ever warm aga, the rooms were spotless, beds comfortable, and the location perfect. The grounds and views were so peaceful they provided the perfect place for our group to really immerse themselves in the work. We were a group of 10 and it never felt overcrowded because there is so much space in the living rooms. The phone signal and wifi are not strong but this was a real bonus for us as it meant we could really cut off from the outside world as we completed the breathwork training.

The journey their was long (probably a cheap flight to Leeds is easier). The Rookery location can be misleading from Google and feel longer to get to and it’s 20 minutes from co-op in leyburn. Tip: arrange grocery delivery on the day or next. WiFi is terrible and works if you are close to the router and not many are connected. Tip: bring an extender. Pay phone is your only way to call unless you have Wi-Fi and messaging app. Bedbugs or spider bites, not sure but leave all good in the fridge provided as there are small flies. Lots of countryside and great for early morning walk or evening. There are big shops 30-40 minutes drive. Local events and antique shopping. Nice tea shop near the waterfalls and national park centre. I would stay again if the Wi-Fi was heavily invested in.

Three generations enjoyed being together with room to spread out. The house was well equipped. The children loved the pool table and we all loved seeing the sheep with their lambs. The beds were comfortable with the added bonus of electric blankets. We asked for and were promptly provided with extra logs. Lovely walks can start from the house too. A most enjoyable week

What a beautiful property and grounds. The peacefulness was constant. Lots of history surrounding the property. Very well equipped for every age. The owners very helpful if needed for anything. This house needs to be filled with family and enjoyed. Some great towns locally to be explored. There is an aga as well as a conventional oven, do use it too cook. There are pheasants and squirrels and rabbits running round the grounds and the views are amazing. We felt very welcomed in the house and will certainly look to revisit in the future.

Sleeping 10 and with loads of space The Rookery is ideal for a large family getaway - grandparents, children and grandchildren in our case. Room to be together and room to spread out - which is important with a 10-year-old! An out-of-the-way location - which was good for us - but with easy access to Leyburn and Hawes for shops - but try the shop and butchers in West Burton. Super service and a good range if items.

Could not rate this property any higher ! It was just perfect for our party of seven adults, a child and a toddler. Grand scale all rooms in a perfect location for a great holiday ‘away from it all’. Good eating just a couple of miles up the road and the market town of Leyburn within easy reach for anything else we needed. We would not hesitate to return to this beautiful property. With many thanks to the owners.

This was the second time we stayed at the Rookery, and it was just as good! Beautiful big rooms, plenty of downstairs space for everyone to spread out, wonderful views of the hill opposite. I love the little extra touches - tissues in every room, wine and chocolates on arrival, the fires ready to light etc. It was a place our whole family could come together and not feel cramped or on top of one another. We enjoyed the games room, and the board games, especially Qwirkle. The kitchen was well stocked, and it was fun using the Aga - though the oven takes a bit of working out where the hottest part is. It was much drier this time round, so we didn't make much use of the drying room, but last time it was a life saver for our soggy boots and coats. We had some wonderful walks nearby too, with stunning scenery.

Second time staying and we do love this place. So much space - our two households virtually have a wing each upstairs. Loads of cooking equipment and a lovely Aga. The games room was used permanently whilst we were in the house - difficult to drag teens away, despite old darts (bring your own to avoid frustration) and a very well worn but perfectly serviceable pool table. You do need to remember this is a country property and there is wildlife around (field mice and loads of flies), but the location, views and wonderful space are more than compensation. Susan and Brian are so friendly and helpful, but leave you to enjoy your holiday unless you need them.

5 of us stayed during a sunny week in the dales. House was lovely with all the amenities you could ask for. Everything was well organised and information from both Country Hideaways and the owner spot on. We were admittedly very fortunate with the weather but, even so, the property did not disappoint and would a great base, whatever the weather. You do need a car to get to the nearest pub or eatery but there’s plenty of cooking utilities if you’re happy to cook your own food. Beds were also comfy but duvets were a tad heavy given the temperature. All in all, thoroughly recommended!
