Description

Looking out towards Kirkby Malzeard, Ripon and the wider Vale of York sits Newlands farm, a cluster of four dwellings including the 2015 barn conversions of Warren and Holt Barn. A farm on the edge of cultivation cutting into the heather moors of Kirkby Malzeard snuggled under the heights of Shortlick and Clints Hill to the west. There is a panoramic and uninterrupted view over pastures, tree-lined meadows and cornfields reaching out to the Vale of York and beyond. The houses sit near Stock Beck, a tributary of the river Laver adjacent to coniferous woodland and are reached by a long, narrow lane (or unclassified, single track road) which links to a private drive leading to an open yard with dedicated parking and turning areas. Warren Barn sits overlooking the dedicated paved and gravel parking areas and views out to the fields towards the Vale of York.

Access is either along an easy ramp or four stone steps to a raised, flagged patio at the front of the cottage. Entry is through large bi-fold glass doors to the spacious open plan lounge with reclining sofas, dining area and kitchen. The ceiling is lofted to the rafters exposing the roof beams and trusses with natural light spilling down from a central skylight. To the side of the lounge at the front is a bedroom with double bed and built in wardrobe, off the lounge to the rear is a fully tiled shower room with washbasin and toilet, both with skylights.

Warren Barn is a really stylish and innovative barn conversion blending the traditional and modern in elegant but simple harmony. Oak floors, doors and furniture, original exposed rafters and brickwork bathed in natural light encapsulated in a cosy and energy efficient cottage. The barn sits amid a peaceful, rural environment close to open moorland and its many bridleways yet Kirkby Malzeard is only 2 1/2 miles away and Masham, Ripon and The Yorkshire Dales within easy reach.

This property is in a beautiful peaceful location with a spectacular view. Settees very comfortable. Lounge / kitchen / dining area good. Great shower. I slept fairly well, mattress firm but quite comfortable. Internet is a bit unreliable but I guess that what comes of being out in the sticks! The property could definitely do with some drawers in the bedroom. The cushions on the settee were grubby and those on the bed were scruffy with pulled threads on them. The property is superficially clean, but cobwebs in corners and cupboards. Getting a saucepan out of the cupboard meant putting my hand through cobwebs! The toaster was covered in crumbs, surfaces that should be shiny were smeary. The saucepans were of good quality until I looked at the frying pan when I fancied a bacon sandwich. It was dirty, burnt and definitely not to be cooked in. The kitchen sink needed bleaching. The toilet was not clean: the bowl stained and the underside of the seat dirty. This is not acceptable. I felt that I had to clean everything before I used it. I have left the property cleaner than I found it. The bathroom door does not open and close easily. The plug in the bathroom basin does not hold water. Welcome basket of a small white loaf, bottle of nice red wine and some Mr Kipling cakes which were 12 days out of date. I sat down to read some of the tourist literature, and found that it was years out of date. Surely you can do a bit better than this!

We really enjoyed our second visit to Warren Barn. Very clean and comfortable, lovely views from the Barn and surrounding area. Although the weather was not as good as our previous visit, we still managed to visit lots of lovely Towns and Villages around the Dales, lots of dog friendly tea rooms and pubs. Looking forward to our next visit.

We had a wonderful stay at Warren Barn. The view from the extensive windows was a delight every morning - sunrise and weather to set us up for the day. The barn is extremely comfortable with all facilities and well situated if you like quiet and peace, but near enough to visit places like Fountains Abbey, Thornborough cursus and henges if you want archaeology, and many great walks. Overall a brilliant place to stay!

We really enjoyed our break at Warren Barn. Lovely peaceful location &Scenery, views from Barn beautiful . Inside of Barn had been very well thought out, everything you needed was there, furniture & bed very comfortable. Neighbours were very polite & friendly. We will certainly visit again. Great place to stay. Very comfortable, beautiful views from the terrace. Enjoyed walking across the moors listening to the curlew and lapwings. Flower meadows were stunning.

The property is situated in a beautiful setting surrounded by the Yorkshire countryside. It is well placed for many attractions, lovely towns and villages and scenic walks. The property is well presented, comfortable and has everything you might need.

This is our second stay here in the last two years. The property is very comfortable, very warm and very peaceful with amazing views. Ideally situated for exploring the Dales. Quite simply Warren Barn is a lovely place to enjoy a holiday in this area.

We booked Warren Barn fairly last minute for a needed break. We thoroughly enjoyed our time there with the beautiful views and peaceful surroundings. The beds were extremely comfy and the kitchen well equipped for self catering. If you’re looking for a get away from the rat race, this is the place to go. We really appreciated the welcome basket too, thank you.

We arrived at Warren Barn and found the accommodation lovely and warm, the underfloor heating was most enjoyable for the whole week. The accommodation is equipped to a very high standard with very comfortable reclining sofas, great cooking appliances and a lush bathroom and shower. We had an issue with hot water whilst staying and texted the owner and he responded within minutes and sorted. Highly recommend

Lovely cottage in a quiet location. My wife is a part time wheelchair user and the cottage was suitable for us, but it needs a strong pusher to get up the slope to the door.

Excellent holiday cottage, very clean everything you need is supplied in the cottage. The welcome pack was very appreciated. It was in a perfect location for us, but might be a little out the way for some. No problem with the Internet. Would definitely stay again.

The barn is in a lovely peaceful location. Very clean and well equipped with a fab shower. Alan is a great host and is easily contactable if necessary. Such a kind touch was the surprise of a Welcome Basket which we greatly appreciated. We thoroughly enjoyed our stay and we hope to return again soon.

Remote location tv and wi-fi reception very hit and miss only BBC iplayer consistant . Advertised as level access , but no grab bar in shower or non slip mat and like a skating ring if unsteady on your feet. Maybe if weather had been better we wouldn’t have minded the TV but for winter breaks
