Bookings are from Saturday to Saturday, with the exception of the Brown's House, Newbiggin; Cherry Tree Cottage, West Burton; Craggley Cottage, West Burton; Cundall's Cottage, Snape; Deerclose West Cottage, Horsehouse; Green Bank, West Burton; Garden Flat, The Old Corn Mill, Thoralby; Grange Cottage, Thoralby; Ground Floor Apartment, The Mill, West Burton; May's Cottage, Thoralby; The Waiting Rooms, Wensley Station; The Rookery, Bishopdale and West Cottage, Thornton Rust which are booked on a Friday to Friday basis, and start from 3pm on arrival day until 10am on departure day. Please note arrival time at Deerclose West Cottage in Horsehouse is 6pm and for West Cottage departure time is 11am and arrival time 4pm.
Winter breaks can be booked at any time and apply when the holiday falls between 29 October 2011 and 20 December 2011, between 5 January 2012 and 31 March 2012 and between 3 November 2012 and 22 December 2012. Short breaks apply when the first day of the holiday falls between 20 December 2011 to 5 Januaury 2012, between 31 March 2012 and 3 November 2012, and between 22 December 2012 to 5 Januaury 2013 and can only be booked within four weeks of the holiday date. All properties are self contained and have a current STAR rating with the English Tourism Council.
Linen and towels are included in the rent at most properties with the exception of Ivy Cottage which has linen included but towels for hire at £1.50 per person. Garden Level Apartment, Green Bank, School House and Studio Apartment have linen and towels available for hire at £6.50 per person per week. Cot linen is not provided. All properties provide adequate duvets and pillows for all beds. Most have central heating and electricity included in the rent.
All properties have a fridge with freezer box or a separate freezer, iron and ironing board, conventional cooker unless stated otherwise, plus a microwave oven.
Bunk beds are 3' in width unless stated as 2'6". The number of persons occupying any property is not to exceed the maximum number mentioned in the brochure.
Pets are welcome unless stated otherwise but must be kept under strict control both within the properties and in the countryside. Pets are not allowed in bedrooms or on furniture and are not to be left unattended at any time. If pets are exercised within the boundary of the property, i.e. the garden, they must be on a lead at all times. Before final departure all traces of pet occupation must be removed from both inside and outside of the property.
All properties are thoroughly cleaned and prepared for your arrival, but it would be greatly appreciated by owners and caretakers alike if the property could be left as it was found on your arrival. All owners and caretakers offer an optional final cleaning service for an extra charge. Please ask your property owner or caretaker for details.
Always contact your property owner or caretaker a few days before commencement of your holiday for key collection arrangements and to let them know estimated time of arrival.

1. Country Hideaways acts entirely as a booking agency on behalf of the holidaymaker. Once a holiday confirmation has been issued the contract is between the holidaymaker and the property owner.
2. The holidaymaker undertakes to keep the property and all furniture, fixtures and effects in or on the property in the same state of repair and condition as at the commencement of the holiday and also undertakes to leave the premises in the same state of cleanliness and general order in which it was found. All damages and breakages are the holidaymakers responsibility and their cost shall be refundable on demand.
3. Pets are not allowed in bedrooms or on furniture and are not to be left in the property unattended at any time. If pets are exercised within the boundary of the property, i.e. the garden, they must be on a lead at all times. Before final departure all traces of pet occupation must be removed from both inside and outside of the property.
4 The number of persons using the holiday property is not to exceed the maximum number stated in the brochure. A travel cot can be provided for children aged up to 24 months.
5. Country Hideaways cannot under any circumstances accept any liability for any loss of life, personal injury, sickness, loss, damage or accident to personal property howsoever caused which may be sustained during the holiday, to the tenant or any member of the party or invited guest.
6. A deposit of £90.00 per property per week shall be payable on return of the booking form to Country Hideaways. The balance shall be payable 4 weeks before the commencement of the holiday. If the holiday is booked less than 4 weeks from the commencement date then the full holiday payment shall be made on returning the booking form to Country Hideaways.
7. Once a booking is confirmed the holidaymaker is liable for the full balance of the rent for a property. Country Hideaways must be notified immediately in writing of any cancellation and will endeavour to re-let the property for the period. If successful all monies paid less the deposit will be refunded. In case of unforeseen circumstances, the holidaymaker is strongly advised to take out holiday cancellation insurance.
8. Information on properties has been compiled as accurately as possible at the time of going to press. Property owners may alter or withdraw their property for reasons beyond our control and for which we accept no responsibility.
9. In the event of the property being withdrawn from our list Country Hideaways will arrange alternative holiday accommodation of comparable type if available, or a full refund of monies paid.
10. The owner and his representatives are to be allowed access to the property at any reasonable time.
11. Country Hideaways reserve the right to refuse any booking and return any money accompanying it.
12. If the holidaymaker is not satisfied with the accommodation offered the owner/caretaker should be contacted immediately in an attempt to resolve the problem. Should that fail then the matter should be reported to Country Hideaways who will discuss the problem with the owner. If after this the matter is still unresolved the complaint should be put in writing to us within 7 days of the completion of the holiday. Complaints will only be considered if first reported during the occupancy of the holiday property.
