| Pre-Arrival • see www.countryhideaways.co.uk for our cottage details with recent photos of most rooms and the exterior; • bookings can be made directly from our agent's website or via email, fax, phone or letter; • directions and key collection arrangements are provided to guests well before arrival by the agents - in alternative formats (ie larger font size) upon request; • this Access Statement is available on our agent's website and in the Welcome File kept in the cottage. |
| Arrival and Car Parking Facilities The car parking area is in front of the cottage, on a tarmac surface with room for 2 cars. |
| Entrance The only step at the property is to the front door into the cottage. There is a grab rail to one side of the door, which leads into a five foot aide hallway. |

| Dining Room and Lounge Lounge The lounge which looks onto the front garden, is of reasonable size, containing a two piece high back suite, widescreen colour television with Free View, DVD player and radio/CD player. Coal effect electric fire. A fold down table and chairs are in the dining area, also there are a selection of CD's, DVD's, books and puzzles. House notes, local maps and information are to be found in the hallway along with a crochet set and set of boules. |
| Laundry An iron and ironing board are in the cottage, a key in the hallway provides access to additional facilities, washing machine and tumble dryer, which are in the back porch of the main property. Washing lines are to be found on the rear lawn. |
| Bedrooms The property has a spacious bedroom, with double bed and fitted furniture and a television. The room has views over the side and rear lawns and the countryside beyond. |

| Self-catering Kitchen The fitted kitchen is compact but very well equipped with standard height work surfaces, fridge freezer, ful size electric cooker, microwave oven and all the small equipment you may need. |
| Grounds and Gardens The property stands on nearly an acre of land, consisting of a large established flower garden, which attracts many varieties of birds throughout the year. There is seating in front of the lounge window and on the side lawn, the lawn continues round the rear of the property. A mobile gas barbeque is to be found outside the kitchen window which can be moved to the lawned areas. Refuse facilities, including recycling box, are located outside the bathroom window. |
