Introduction
The Waiting Rooms is a single storey two bedroom, self catering property.  There are two bedrooms, one twin and one very large double.  The double has a wet room ensuite, whilst the twin has a bathroom with Victorian style cast iron bath.  This bathroom is the only part of the building which is on a different floor and therefore only accessible by use of stairs.

• The property is on a bus route which runs between the Market towns of Hawes and Leyburn.  Busses generally run every two hours during the day and have a lesser service in the evenings.
• The nearest Town, Leyburn is approximately 2.5 miles away.
• The nearest Shop mobility schemes are in Ripon and Northallerton, both approximately 20 miles away.  There is no direct public transport to these two locations.
• There are Taxi's running in the area and details can be found on the notice board within the property.
• The larger of the two bedrooms has a Kingsize bed in place, however there is a bed settee also in this room, should a carer be required to be on hand during the night.  The Twin room is across the living area of the property.

Arrival and Car Parking Facilities
• The property is surrounded by flagged and block paved paths, patio's and parking area.  The parking area is to the side of the property and there are no steps between here and either doorway, approximately 10 yards distance.  A passenger can be dropped at the front of the property where there is a dropped kerb, but cars cannot be left in this area for any length of time as there is a shared driveway with next door property.
• There is a light at the front door and passive infrared lights at the side and rear of the property.
• Whilst dogs are not usually allowed at The Waiting Rooms, exceptions are made for assistance dogs.  All dog bed and food bowls must be brought by the visitor.
• Assistance can be provided by the Caretaker of the property if requested at the time of booking.
Entrance
• Access to the property should be arranged by a phone call to the property caretaker a few days before holiday date.  
• Lighting in the property is flexible with a variety of lighting options including wall lights, ceiling lights and free standing lamps.  
• All but the bathroom are fully accessible to a wheelchair user.
Public Areas - General (Internal)
• There is only one flight of stairs within the property.  These are within the twin bedroom and lead to the bathroom. These stairs have one handrail and are carpeted.
Public Areas - WC

Lounge
• The Waiting Rooms have one large living room.  Within this room are areas for sitting, dining and cooking.
• The kitchen area is designated by having a tiled flooring.
• The lighting in the living area also helps to delineate the different areas.
• The living area is accessed by both front and rear doors, both of which are in excess of 30ins wide.
• The property has oil fired central heating with thermostatic radiators in each room.
• In the lounge there is also a coal/wood fire.
• The lounge has two fireside style chairs and a 2 seater settee.
• The two bedrooms are accessed by doors to either side of the living room.
• There is a wall mounted landline telephone in this room.
• All doors with the exception of the door into the twin room are over 30ins wide to allow ease of wheelchair access.
• There is a TV with DVD and video and a limited range of digital channels available.
• There is a music system with CD, radio and tape functions.
Laundry
• There is a Utility Cupboard with Washer dryer in place.  This is front loading and there is also an outside washing line.
Outdoor Facilities
• There are flagged garden area's to the rear, side and front of the property, with a variety of garden furniture. There is a gas barbeque.
• There is a shed to store outside equipment, eg Bicycles, etc.
• The gardens are well planned with a variety of low level and raised flower beds.
Bedrooms
• There are two bedrooms in the property.
• The larger bedroom with kingsize bed is fully wheelchair accessible with a large wet room en suite.
• The doorways to both bedroom and shower room are extra wide and the shower room has a sliding door.
• The floor to the wet room has underfloor heating.
• The flooring to the bedroom is wooden.
• There is a bed settee within the large bedroom if required.
• The second bedroom is the other side of the living area.
• It has two single beds with a bathroom ensuite on the floor below, reached by a flight of stairs within the bedroom.
• The ensuite bathroom to the twin bedroom has a Victorian style roll topped cast iron bath.
• The toilet in this room is via a macerating unit.

Bathroom, Shower & WC
• The property has two bathing facilities.
• The ensuite to the double room is a large wet room with underfloor heating.
• The toilet is slightly higher than is usual, to facilitate transfers on and off. It is accessed from the right hand side when facing it.  There are a variety of grab rails adjacent to the toilet.
• The shower area has a drop down seat in situ and there is a wheeled shower chair also available on request.
• The wash hand basin is wall hung with a marble work surface which is accessible by wheelchair users.
• The ensuite to the twin bedroom is situated on a lower floor, accessed via a staircase within the bedroom.
• This bathroom has a roll topped cast iron bath with central mixer tap.
• There is a wash hand basin and toilet.
• The toilet is a macerating type and all waste water from this bathroom is pumped into the drains as it is below ground floor level.

Self-catering Kitchen
• The kitchen area is within the main living room of the property.
• There is a lower than average height granite worktop to accommodate Wheelchair users. We have provided a stool for the use of none seated users of the kitchen.
• The kitchen has a standard fridge with small freezer box.
• There is an electric hob top and a professional standard combined microwave, oven, grill.
• There is task lighting over the kitchen work area.
• Cupboards have pull out wire baskets.
• Some items are stored within the utility cupboard which may not be immediately accessible to a wheelchair user. 
• The water in the kitchen is not thermostatically controlled and the tap is a lever type.
• There is a large range of kitchen equipment including plate warmer and bread maker.
Grounds and Gardens
• The property has gardens to three sides. Only the rear garden is fully fenced and gated.
• The gardens to the front and rear are open plan.
• All areas of the garden are level with wheelchair accessible paths throughout, with the exception of a set of ornamental steps.
• The garden areas have a range of paved areas and flower beds.  Some of these beds are raised.  The flower beds are well planted with a wide variety of plants including some culinary herbs (which our guests are welcome to use) and scented plants.
• There is a plentiful supply of garden furniture of many heights and styles.  Guests are free to move these to any area of the garden that they choose.
• There is a garden shed which guests are welcome to use.
Additional Information
• With the exception of one bathroom the whole of this property including outside curteladge is level access and was designed with wheelchair users in mind.
• All furniture within the property can be raised in height on request.
• There are rugs throughout the property which can be removed easily on request.
• Heating is via oil fired central heating with thermostatically controlled radiators in every room and thermostatically controlled under floor heating in the Wet Room.
• There is poor mobile phone signalling in this area and a landline with honesty box is provided within the property.
• In general dogs are not allowed on these premises, however assistance dogs are excepted.
• Assistance dogs must be kept off the furniture and we must be notified of their presence in advance.  All dog bedding and food bowls must be supplied by the guest.
