Introduction
Magnolia Cottage is a semi-detached property situated in the Yorkshire Dales town of Masham. It is located on Park Street – a two minute walk from the market square, with easy access to the town’s shops, restaurants and pubs.

As the date of arrival approaches please call the owners, Becky / Neil, who live next door, to arrange for key collection.

Arrival and Car Parking Facilities
There is parking available for one car on the right hand side of the drive as you enter, which is directly in front of Magnolia Cottage. The property is indicated by a sign to the right of the front door. The other side of the drive is for use by the owners and there is plenty of space for two vehicles on the stone driveway. There is a motion-sensitive light on the front wall of the property.
Entrance
Keys can be collected from the adjoining property, Holly Cottage, with the owners on hand 99% of the time to ‘meet and greet’ guests at Magnolia Cottage. Very occasionally the keys can be left in a mutually agreed location for guests to let themselves in. The front door to the property is wider than average (89cm) to allow easy access for wheelchair users.

Lounge & Dining Room
The lounge/dining room includes a three-seater leather sofa and chair, plus dining table and four chairs. A child’s high chair is available on request. A storage cupboard containing a vacuum cleaner, broom, mobile air conditioning unit and travel cot is situated behind the table. There is a TV with Freeview and a DVD player with a selection of DVDs for guests to view. A cabinet next to the TV contains a number of leaflets about local attractions, local walks and places to visit throughout the region. Maps are also provided. A selection of books is also provided. The floor is tiled and the cottage is equipped with under-floor heating.
Laundry
A washing machine is situated in an alcove immediately to the right on entering the property, while an ironing board is positioned in the corner cupboard behind the sofa, which also houses the boiler. An iron can be found in the cupboard below the sink in the kitchen and an airing rack is placed in the cupboard behind the dining table.
Bedrooms/Sleeping Areas
Magnolia Cottage has two bedrooms – one on the ground floor and one on the first floor. Access to the downstairs bedroom is via a door on the left side of the passage which leads from the front door to the lounge. The door is 89cm wide to accommodate wheelchairs. The room contains a double bed, fitted wardrobe with draws and a shelved area in the corner for further storage. The bedside table closest to the door contains a spare key to the property, a hair dryer and a torch, while a selection of books can be found on the shelves to the far side of the room. A digital clock/radio sits on the table closest to the door. There is a towel holder under the window which looks out onto the driveway.
The upstairs bedroom, which is built into the rafters, has a double bed, bedside tables, a dressing table and chest of drawers. There is also a double hanging rail for extra storage. The two Velux windows look out into the back garden and into the gardens of adjoining properties. Both bedrooms have central heating.

Bathroom, Shower-room and WC
The wet room is situated off the main living area and contains a shower, wash basin with cabinet and toilet. The floor is tiled with under-floor heating and a towel rail is provided. An electric shave point can be found above the mirror.

Self-catering Kitchen
The fully-fitted, modern galley-style kitchen adjoins the lounge and is fully equipped with an electric oven plus extractor fan, microwave oven and fridge with small freezer section. A large supply of crockery, cutlery and condiments can be found in the wall cupboards and drawers. The kitchen is heated by a radiator from the central heating.
Grounds and Gardens
A small garden can be reached via the rear patio doors (172cm) from the lounge which is fenced to the left and enclosed with stone walls to the rear and on the right. A patio area with table and chairs, immediately outside the rear doors, is an ideal place to eat during the summer months and a wooden bench is provided for further seating. The garden has borders to the rear and right which are colourful with a range of garden birds as frequent visitors.

Unfortunately we are unable to accommodate pets in Magnolia Cottage.
