Introduction |
| Pre-Arrival The entrance to the flat is very near a corner of the road leading to Walden. Guests are advised to take care when driving in and out of the court yard as tractors and other traffic use the road. There is work being carried out in the forest up Walden and occasionally long lorries come down the road carrying their loads. |
| Arrival and Car Parking Facilities There is off road parking in the drive which has a farm style gate for security. There are 6 steps leading from the drive into the flat and therefore, sadly, the flat is unsuitable for the disabled. |
| Entrance • The entrance to the flat is up an external stairway, which has 6 stone steps (having a solid wrought iron hand rail) which leads to a covered in porch and sitting area where you will find the main door to the flat. • The stairs to the flat have a hand rail for comfort and safety. In severe weather, in icy conditions, the steps can be slippy but salt is provided for your use and safety. |

| Dining Room and Lounge • Accommodation: Sitting room with dining area and open plan kitchen, shower room. • Features: There is a quality sofa bed. The sitting room is very light with lovely views from all 4 windows. The windows are double glazed and there are electric panel wall heaters. TV, DVD and CD/ radio. Well equipped, brand new kitchen with corian counter tops, electric hob, cooker, fridge, and microwave. Private fully enclosed gravel courtyard area for parking and twilight dining. Garden furniture. • Intimate dining table for 2. • No smoking in flat. • Good lighting : spot lighting with dimmer, lovely lamps. |
| Laundry • There is no washing machine. |
| Shop • There is a Post office in the village which has a well equipped general store area. • There is an excellent butcher and a good pub in the village. |
| Leisure Facilities • Golf at Bedale, Richmond and Catterick. • Swimming at Richmond. • Fishing at Worton and Wensley. • Walking. |
| Outdoor Facilities • There are numerous seats to use in the village for resting and watching the world go by. |
| Clubs and Entertainment • Theatres in Richmond, Northallaton, Middlesborough and Darlington. • Cinema in Leyburn |
| Bedrooms • There is a good quality sofa bed in the lounge with quality bed linen. |

| Self-catering Kitchen • The open plan kitchen is high quality, corian work tops and well equipped. |
| Grounds and Gardens • The gravelled court yard has a large farm gate for security and privacy. The entrance to the property is near a corner just off the road leading to Walden. Take care of tractors and other vehicles coming down from Walden. |
| Additional Information • Fire extinguisher in Kitchen and smoke alarm. • No Smoking. • No Pets. • Not suitable for disabled: 6 steps to climb. Take care, Quite deep. • In case of power cut there is a torch and a candle in the kitchen drawer. • Young baby welcome if in a travel cot. |

| Future Plans • There are no plans to alter the flat in any way structurely. • We hope to keep the quality fixtures and fittings in good order and possible put a mini freezer in the porch. • The standard of the bed linen and towels will remain high and any tired linen replaced. • The TV may be replaced with a flat screen to give more space in the sitting room. |
