Introduction
Sleeps 6. Available throughout the year and for short breaks during winter. As there are steps down, it is unsuitable for wheelchair access.

Pre-Arrival
The property is let through Country Hideaways which produces an annual brochure with full details.

Arrival and Car Parking Facilities
Holidaymakers are given full instructions on access to the property when they confirm a booking through Country Hideaways.
Cars can be parked next to the entrance door for unloading and be parked in a dedicated space about 30 meters opposite.
Entrance
Access to the main entrance is through a large door to the left of the Mill building and down 7 stone steps with wooden handrail on right. The door on the right leads into the upper level (down a 30cm step). An alternative access to the lower level kitchen/livingroom is ahead through the garden, right down 12 steps with handrail on the left onto the garden/patio area.
Public Areas - General (Internal)
Upper level with two single beds and bathroom/toilet overlooking the living area down a cast iron spiral staircase. Sideboard with games, cards, books, jigsaws etc. Oil-fired Central Heating throughout the property which is adjusted according to the season.

Laundry
Washing machine and dryer in separate room off kitchen. Shelving. Carpet. Information board with details about local facilities: buses, church services, taxis, market days etc.
Good quality iron and folding ironing board.
Shop
Village shop/tearoom/Internet wi-fi access about 300m from the Mill. Open every day (closed 1pm on Sunday) until 6pm.
Lounge
Lower level has a 5m high arched window with French doors leading into a north-facing secluded patio space which overlooks the river. Seating for 6 on comfortable sofas below next to the spiral staircase. Shower room/toilet up a small step. TV/radio/DVD/video player. Adjustable reading lamps. Chest of drawers with books, leaflets, maps and other information. Choice of videos, DVDs, etc. Please note that there is not very good Mobile Telephone/Internet access. Carpet throughout. The cast iron spiral staircase is open and can be difficult to manoeuvre for people with mobility problems and small children need to be supervised.
Bedrooms/Sleeping Areas
Two single beds with direct access to a bathroom and toilet on the upper level. This gallery overlooks the sitting area below, but curtains provide privacy. Dressing table and chest of drawers. Clothes' hanging space with storage for suitcases. Reading lamps. Carpet.
One bedroom with double bed and one bedroom with two single beds on the lower level. Bedside cabinets, reading lamps. Hanging cupboards with shelving. Views of the river. Carpet. A shower room and toilet are off the living area on this level (3 meters away). Due to the proximity of the river, there is a dehumidifyer in the double bedroom. 

Bathroom, Shower-room and WC
Upper level bathroom with toilet off. Walls tiled. Vinyl floor.
Lower level washbasin room with toilet and shower rooms off. Shaver point. Walls tiled. Tiled floor.

Self-catering Kitchen
Elevated by a 30cm step off the lower level, the well-equipped kitchen has an electric 4-plate cooker (fan-assisted oven), double sink, dishwashing machine, fridge freezer, microwave oven, electric kettle, large toaster and table with 6 chairs. A store room and laundry room with shelving are both off the kitchen. An outside door leads off the kitchen (30cm step) into the patio/garden area. Heavy-duty carpet throughout.
Grounds and Gardens
A north-facing patio/garden area overlooking the river. Accessed through the French doors or kitchen door or from the main outside entrance down 12 steps. There is a wooden table and seating (benches and chairs) for 6.
A mobile barbeque is under the shelf in the laundry room.
Outside the main entrance, the area is free of through traffic and there is full access to the adjacent river/waterfall/pools and the stone packhorse bridge which leads to numerous footpaths on Pen Hill.
The village with its large green and children's play area is 'around the corner'.

Because of its unique position and unusual features, it is difficult to give an adequate description. All one can say is that visitors are always very pleasantly surprised and return time and again because of the location and facilities.
