Introduction |
| Pre-Arrival . see www.countryhideaways.co.uk for our cottage details with recent photos of most rooms and the exterior; . bookings can be made directly from our agent's website or via email, fax, phone or letter; . the nearest bus stop is up the hill in the centre of the village outside the village bakery and the deli/cafe, approx 150 m away - mainly on footway; . a local food hamper can be ordered from Country Hideaways; we provide some tea, coffee and sugar samples with a packet of biscuits and there's a small bottle of milk in the fridge for a welcome arrival drink; . directions and key collection arrangements are provided to guests well before arrival by the agents - in alternative formats (ie larger font size) upon request; . this Access Statement is available on our agent's website and in the Welcome File kept in the cottage. |
| Arrival and Car Parking Facilities . there is a name sign on the side of the property facing the tarmac access road; . there is a long gravelled parking space with plenty of room for one car length and opening space to the immediate side of the cottage, set behind a stone ivy-clad wall; . further parking space is available up the hill in the village centre on the cobbles 100 m away - free of charge; . there is street lighting almost to the property and controlled lights on the cottage for the car parking space - leading to the front entrance - and also to the rear entrance; . there are five stone steps (0.9 m wide) directly adjacent to the cottage wall (to the right, with no rail) down from the level parking area to the level front patio and level entrance to the front double patio doors. |
| Entrance . keys (to the cottage and garage) are collected from the neighbouring property 10 m away on level tarmac; . two entrance doors access directly into the lounge, although that from the rear has two sets of doors (wooden outer folding doors and inner top glazed door - 0.8 m wide) and a door matted space in between. The front entrance with double, inward opening patio doors (1.07 m wide) leading in from the car parking side is handier for arrival/departure; . the rear access involves going down five wide (1.23 m) stone steps - with no hand rail or support. Otherwise the accesses are level and laid up to the doors with wide flat stone paving. There are rubber door mats outside (with boot scraper) and inner door mats; . entry into the lounge and across the ground floor is completely level throughout. |

| Lounge . this is fitted with natural beige coloured sisal matting, plus door matting; . a straight balustrade staircase leads up the end wall of the lounge with a normal gradient (25 cm depth and 20 cm drop) and 12 steps and is fully carpeted, which continues onto the landing. |
| Laundry . there is a washer/drier available for use free of charge at all hours in our adjacent property, Cowlingholme; . this is 10 m from the cottage and is situated at the end of the hall (with fitted carpet) and level fully lit access (inside and outside); . washing can also be hung on the washing line in the garden. A wash basket (by the washing machine) and pegs (on back of under stairs cupboard door) are provided. . machine operating instructions are provided in the cottage and by the washing machine; . the machine is front loading and automatic; . there is an airing rack, steam iron and an ironing board in the under stairs cupboard. |
| Leisure Facilities . tennis can be played on the village courts approx 800 m to the west by the school and there is a gym here too (small charge); |
| Outdoor Facilities . solid table and 4 arm chairs on the level patio immediately outside; . logs and sticks for the wood burning stove are stored in the small wooden shed facing the side door (with axes and chopping block). |

Bedrooms . all beds have good quality deep mattresses and plain cotton sheets, duvets (king-size on the double bed), bedspreads and 2 sets of pillows (feather and man-made); extra blankets are available in the drawers; . there are storage heaters in both bedrooms; . bedroom 1 has two small vertical sliding sash opening windows and bedroom 2 has one and an opening Velux roof light with a blind (with pole to reach). |

| Self-catering Kitchen . the kitchen has a rustic glazed terracotta tiled floor; . it is well lit with 4 ceiling angled down lighters and strip lighting under the wall cupboards; . there are also 2 small vertical sliding sash opening windows with a blind and curtains; . there is a storage heater; . there are fitted cupboards to 2 sides (L shaped), incorporating a low level fridge (with a small freezer compartment) and electric oven with 4 ring hob in the worktop - with an extractor fan and light overhead; . there is a white 1.5 size sink with single draining board with a mixer tap (standard turning taps); there is no dishwasher; . there is a freestanding microwave oven on the worktop; . there is a square dining table with 2 pull out leaves and 4 wooden chairs in the corner; . a folding high chair can be provided upon request (kept in the garage); . there is a good supply of quality crockery and glasses kept in cupboards above the worktop and pans, kitchen utensils, etc and cleaning stuff below the worktop. |
| Grounds and Gardens . the garden is enclosed by stone walls of 1 to 2 m height with trees, shrubbery and herbaceous borders around the edges; . it faces south but benefits from some tree shade and there is a large parasol (kept in the shed or under its cover when left out); . there are 2 separate wrought iron gates into the garden; . there is a level paved patio immediately in front of the cottage which drops gently to a small lawn and then steps down (with a low retaining wall and border between) to a larger lawn; . there are stone paths around the garden and cottage. |
| Additional Information . mobile phone reception is mixed - our Orange and T Mobile work; . there is no internet service connection available; . there is a torch on the window ledge in the lounge and nightlights for the sockets if required; wired-in smoke alarms at the top and bottom of the stairs and a fire extinguisher and blanket in the kitchen on the wall behind the door; . please smoke outside - if you have to; . dog owners please ensure you do clean up any mess in the garden and do not let your pet go upstairs or onto the furniture; . any breakages must be reported to the caretaker or replaced so as not to cause inconvenience at changeover or problems for the next guests. |

| Future Plans . annual internal repainting in February. . new hob, shower and secondary glazing to all windows to be installed in February 2010. . replacement double glazing to patio doors to be installed in Spring 2010. |
