Introduction
Clipstone cottage is centrally situated in Masham and is a 2 bedroomed fully equipped holiday home. It has a spacious dining kitchen and lounge, upstairs it has 2 bedrooms, 1 house bathroom and 1 en-suite shower room. Outside is a pleasant patio garden to enjoy the morning sun.

Pre-Arrival

Guests will be notified prior to arrival by phone or e-mail with information regarding key collection.

Arrival and Car Parking Facilities

On street parking in front of the cottage or parking in the Market Square 50 meters away.  

Entrance

Very small step at the front door. The rear entrance is across a gravelled courtyard. The door is a wide doubled glazed door; therefore, there is a small lip on the doorframe to step over. 

Public Areas - General (Internal)

Between the kitchen and the lounge, there are two small steps with a good handle to assist. The staircase is a straight flight with a handrail on either side. On the landing, there is one small step.

Public Areas - WC 

Market Place, Masham - 100 metres.  

Dining Room and Lounge

Dining kitchen - Fully equipped Lounge with two two-seater sofas and two chairs.  

FST TV with DVD, and stereo unit with radio. 

Laundry

A washer dryer is fitted in the kitchen and there is a fold up clothes rack.  

Shop

There is a Co-op opposite the cottage with level access. The Newsagent is two doors away and there are two Butchers and a Fruit and Vegetable shop. In addition, there are numerous Galleries, Gift shops and Cafes. Masham has two Breweries, both with visitor centres.

Bedrooms

Both bedrooms have a standard size door and are accessible from the landing with a fitted carpet and window in each. There are bedside lights for each bed and a central light. Not suitable for wheelchairs. No TV's in the bedrooms. Both bedrooms are decorated in pastel colours.

Bathroom, Shower-room and WC (Ensuite or Shared)
The rear bedroom has a separate en-suite with a WC and washbasin, a shower with a sliding door with a very small lip to step over and a heated towel rail. There is also a house bathroom with a panelled bath, washbasin and a WC and heated towel rail. 

Self-catering Kitchen

The kitchen is accessed from the lounge with two small steps with a handrail to assist. The kitchen is fully equipped with a microwave, kettle, toaster, built in fridge with icebox, built in Stoves cooker - gas hobs with an electric fan oven and grill. There is a washing machine/dryer, iron and table iron board. There is a walk in pantry through a separate door with coat hangers, fitted storage shelves and a separate wine rack. We store the hoover and a bucket etc in the pantry.  

Grounds and Gardens

Small courtyard garden to the rear with paved sitting area with table and 4 chairs. Gravelled with flower tubs etc. Accessed from the back doubled glazed door from the kitchen. There is access to the rear courtyard from a small lane, which leads from Park Street.  

Additional Information

There is a fire extinguisher in the kitchen and there are smoke alarms fitted to the mains.
Qualified technicians test the gas central heating system, gas and electric equipment annually, with safety certificates issued.
