Introduction
First floor cottage style self catering apartment, sleeping 2 people. The property has been converted from a former coach house and stables and modernised to Tourist Board standards whilst retaining its original features, exposed beams etc. Available all year round. Short breaks available.

Arrival and Car Parking Facilities
Upon arrival you will be met by the owners, who live next door. There is parking available for 2 cars within the gravelled courtyard in which the property is located. Parking will be made available immediately in front of the property.
Entrance
The property is on the first floor. There are 9 stairs then a landing and 2 more stairs directly through the front door of the property with a stair rail to the right hand side. The front door is 85cm wide and the lock is 120cm high. At the top of the stairs is a door which leads directly into the kitchen and living area.

Dining Room and Lounge
The dining and living room are combined. There is a dining table with 4 chairs. There is a sofa and 2 easy chairs. Television and DVD player, electric fire and radio and CD player. There is a floor level arched window which looks over the complex. Flooring is short pile carpet. The house notes are in a basket next to the arched window. Night storage heater and electric fire.
Laundry
Spin drier at the top of the stairs. Automatic washing machine and tumble drier available next door at owners at no charge. Launderette in Leyburn. Ironing board in wardrobe, iron under kitchen sink.
Bedrooms
Double bed, and large fitted wardrobe. Flooring is short pile carpet. Sky light which looks over the complex. Night storage heater.

Bath/shower-room and WC
Bath with overhead shower, toilet and wash basin. Grab rail at the side of the bath. Heated towel rail. Sky light which looks over neighbouring field.

Self-catering Kitchen
The kitchen is well equipped with an electric cooker, fridge with freezer compartment, microwave, kettle, toaster, storage cupboards and utensils. The cooker and sink are 93cm high. Flooring is lino. Extra kitchen equipment may be available upon request. There is a sky light which looks over neighbouring field. The room is open plan to combine the dining and living area.
Grounds and Gardens
The property is set in an area of ground. There is a wooded area to the rear of the complex and a grassed area and flower beds at the front of the property. The complex has views over the River Ure and Middleham. Seats and table and BBQ close to property.

Smoke alarm on beam in lounge.
Torch and candles are in the meter cupboard in kitchen.
