West Cottage Access Statement

| Introduction Our self catering cottage is a detached property dating from before the deeds system. There is access to the front and rear of the property. We have tried to provide as much information as possible in this statement, if you have any queries please do call. We look forward to welcoming you. |
| Pre-Arrival We are listed on www.countryhideaways.co.uk Bookings / enquiries can be made via email, fax, phone The nearest bus stop is 50 meters down the road. The nearest train station (Garsdale, on the Leeds Carlyle line) is 15 miles away; there are accessible taxis which can pick up from Garsdale station (by telephone arrangement) or the Hawes village bus travels from station to Hawes (by telephone arrangement with the Little Red bus company), and the 156/157 buses travel from Hawes to the bus stop down the road a couple of times a day. We do not offer the facility to hire wheelchairs and other aides and equipment. We cannot arrange for shopping to be delivered, although the J G Blades Spar Shop in Hawes may be able to make deliveries. (1969 667232) |
| Arrival and Car Parking Facilities Luggage can be unloaded at the front or back of the cottage, there is a drive running alongside the Cottage. There is on street parking at the front (no kerb) and a drive running alongside the Cottage, which can accommodate up to two cars. (the drive is accessed through double gates) The entrance at the front has no steps. There is a little metal ridge of 2cm high, 2cm deep, 79.5cm wide. (door hinged on the right). The entrance at the rear has level entry from the drive. Parking is 1 metre away from rear entrance. The cottage is approached from the drive. Access to the rear entrance is via a sloping drive of 4% with an even surface (tarmac). |
| Entrance Front The entrance at the front has no steps. There is a little metal ridge of 2cm high, 2cm deep, 79.5cm wide. (door hinged on the right). The front door is 79.5cm wide. Inside the front entrance is a porch, 80.5cm wide with a glass door, 82.7cm wide, separating it from the dining room. Rear The entrance at the rear has level entry from the parking area via the drive. The rear entrance has one step, 8.7cm high, 38cm deep, 86.5cm wide. The rear entrance has two doors, one wood, 86.5cm wide, and one glass, 87.2cm wide. The rear entrance is only 158cm tall. Inside the rear door is the living room. There is free space (clear of doors and furniture), adjacent to the rear entrance in the rear sitting room area, of 1.5 by 2.2 metres. |
| Public Areas - General (Internal) Corridor on ground level, 129.2cm wide, runs from the kitchen to the rear sitting room, and has two steps by the kitchen, 21.5cm high, 20.5cm deep, 70.5cm wide.(the corridor is restricted by a counter to 59.5cm for part of the distance). The rear sitting room can be reached by travelling down the drive, if the corridor is found to be inaccessible (e.g. for wheelchairs). Décor is varied and the stairwell is split by a dado rail. |

| Laundry There is no separate laundry but there is a standard size washing machine and a standard sized dryer, both front loading, provided in the ground floor corridor. |
| Lounge and Dining Room Dining Room The dining room has a door to the front entrance porch, a door to the front sitting room (width 78.5cm), a door to the kitchen (width 72.6cm) and a door to the stairwell (plus stairwell closet) leading to the first floor (70.6cm wide). Table (moveable) legs on each corner, 58cm floor to lowest point of table (underspace), 1.41 metres long, 96cm wide and 65cm high. Free space between table and walls is a minimum of 97.5cm on three sides, the fourth side adjoins the wall. Chairs (all moveable) 5 chairs around the table with wooden seats which have no arms, 2 armchairs with padded seats and arms at the top of the room. There are further wooden chairs in the front sitting room if needed. There is a free space of 1.85 by 2 metres at the side of the table and next to front entrance (detailed in entrances). Flooring is short carpet in a delicate floral pattern. Front Living Room Accessed through the dining room door (width 78.5cm). Flooring is wooden floor boards with a woollen rug covering most of the floor space & securely fitted. The carpet is 5mm high. Furniture is not meant to be moveable and there are plenty of non feather cushions provided. Easy chairs provided, armed, and a three-seater sofa (non feather filling) Two desk chairs are provided (wooden) without arms. Small TV provided without remote control (also available is a CD player with CD, radio and tape, and a games cupboard stacked with Monopoly, etc.) Rear Living Room Accessed through the rear entrance (width 76.5cm) or door to corridor (72cm wide). Flooring wooden floorboards with a threshold of 2mm from the corridor, and with a rug in the middle of the room, 5 mm high, which is 1 metre by 2.3 metres. Furniture is not meant to be moveable and there are plenty of non feather cushions provided. Easy chairs provided, armed, and a three-seater sofa (non feather filling) Teletext TV provided with remote control (also available are DVD, VHS video, with remote controls) |
| Bedrooms/Sleeping Areas Room combinations: First Floor 2 double, 1 twin. General: Non Feather duvets and pillows provided in each room. Sheets, duvet covers and pillow cases are poly-cotton or cotton. First Floor: Reached via staircase of 12 steps with multiple landings of 1 metre square throughout. Steps are 20cm high, 22cm deep and 69.8cm wide. Stairwell area is as follows; door from dining room, 70.6cm wide, 1 metre square of landing with under stair cupboard to the left, then 5 steps, then 1 metre square of landing with door to first floor bathroom, then one step, then 1 metre square of landing, then 4 steps, then 1 metre square of landing with door to small double bedroom, then 2 steps, then main first floor landing (1 metre wide, 4 metres long), with door to twin bedroom and door to large double bedroom. Sporadic handrails are on one side of the stairs. Short pile carpet from stairs and throughout first floor (including first floor bathroom) Main landing 1 metres by 4 metres with one small armchair and bookcase. All doors to the bedroom and bathroom on this floor are 78cm wide. None of the rooms have ensuite bathrooms. Large Double room: Bed height 51.5cm, 187cm long (not movable), space each side of bed 130cm to the right, 95cm to the left, free space clear of doors or furniture 1.8 by 3.2 metres. Door to landing, width 77cm. Twin room: Twin beds (moveable), bed height 58cm, length 185cm, total space possible between beds (where beds are on opposite walls) is 1.15 metres. Free space clear of doors or furniture 198cm by 115cm. Door to landing, width 74.5cm. Small Double Room: Bed length 200 cm (not moveable), bed height 47cm, free space to left of bed 2.8 metres, free space in room is 114cm by 122cm. Door to landing, width 75cm. |
| Bathroom, Shower-room and WC Downstairs toilet & shower Door width 63cm (door opens into corridor) Large corner shower cubicle available. Rim height (step over) is 1.5cm. Entrance to shower 72cm (curtain) Square shaped cubicle. Free space in shower room (free of doors and furniture) is 72cm by 100cm. Toilet seat height 41cm. Space to right of toilet is 94cm, no available space to the left. No support rails available. First Floor Bathroom Door width 65cm wide. Shared with all upstairs rooms. Room comprises bath, toilet, hand basin, airing cupboard and mirrors. Bath height is 55cm. Available space free of door and furniture 1.9 by 1.3 metres. Short pile carpet flooring. Good colour contrast between floor, walls and furniture. Toilet seat height 43.5cm. Space to the right of the toilet is 106cm, there is no available space to the left. |
| Self-catering Kitchen Kitchen entrance 72.6cm from Dining room and 74.5cm from corridor. Worktop height 91cm. Oven door is drop down, height of lowest shelf 11cm, can be accessed from the side. Sink is 91cm high with 71.5cm clear height under space (33.5cm wide). Hob is 91cm high. Flooring is ceramic tiles. At least 147cm free space between all worktops. Evenly lit kitchen with lights above work surfaces where required. Good contrast between floor, cupboards and other surfaces. Larder, Fridge and freezer available (fridge in kitchen, larder & free-standing freezer situated in corridor), highest shelf in fridge 65cm and lowest shelf 7.5cm, highest drawer in freezer 76cm and lowest drawer 14cm. |

Grounds and Gardens Well kept cottage garden with three sitting areas, including terrace overlooking valley view, adjoining private field with slope. Medium garden (with small central grassed area), and with three separate sitting areas, including a small terrace overlooking the valley. Behind garden is a private field, sloping with grassed uneven surface. The terrace has one step, 13cm high, 22cm deep, 78.5cm wide. The terrace has a gravel surface, two benches (no arms) and a table. The garden has paths made out of slabs of paving stone, slight uneven surface, minimum path width 61cm. There are two wooden gates between the garden and the field, minimum width 67.5cm. The garden can be accessed from the drive through a wooden gate, 104cm wide. |
| Additional Information Light switches and power points at a sensible height to reach from sitting and standing position. Good mobile phone reception for most major networks. |

| Future Plans We are designing a Facebook page and Blog spot on the internet for West Cottage, Thornton Rust, and may set up a Flikr account with photos of the property (Summer 2009) We will be insulating the roof of the main house in summer (March 2009) |
